Here are recent conditions from the last couple of weeks:
Hurley Road is open. Limited pull-outs plowed out, 1 or 2 cars would get in near the Semaphore Lakes trail. Snow is much less than previous years I have skied up there.
Semaphore Lakes trail - snow covered from the start and easily skied. The snowbridges over Railroad Creek are quickly melting. I have never been up in summer so don't know if there is a foot bridge, but soon the creek may need to be forded.
Heading up to Grouty Peak - it is a fairly burly ski up/down to the ridge right now and there is very little snow on the ridge to Grouty.
Branch 12 should be completely snow clear by now as it was only patchy two weeks ago.
Tenquille Lakes trail is still snow covered from the start but will be melting quick.
Owl Road is drivable quite high except at least 2 culverts are blocked and have washed the road away.
Snow conditions in general are feeling very spring/summerish with suncups at lower elevations and corn skiing needs to be timed. Fairly well set up for walking but go early as there has been limited overnight freezes.
Anywhere that the snow is thin is isothermal and bottomless.
Cornice falls are frequent and large but we did not see them trigger anything deeper.

Mountain bikes and bugs are out in force!

Out of Cypress, the track to St Marks is snow free except for crossing avalanche paths below Mt Strachan and in the pass at the base of Christmas gully. Still snow up Christmas gully.

Sullys Hangout in Lynn Canyon has a sign saying Bear in Area, but everyone is ignoring it and climbing there. Quite a popular little crag. We saw no sign of bear.
